The decision framework

The Cairnmor Six Decisions — Objective, Commitment, Structure, Safeguards, Purchase Parameters and Implementation — are the common Cairnmor decision methodology. In the Purchase Consultancy they remain the decision spine throughout a separate seven-stage delivery process from family brief to completion and handover.

What is included

• establishing or confirming the family mandate, financial boundaries and purchase parameters;
• mapping specialist mortgage, legal, tax and other professional questions;
• maintaining oversight of the implementation plan and supporting key family decisions as circumstances develop;
• defined coordination of relevant professional workstreams;
• up to three substantive Cairnmor-assisted assessment discussions for serious properties identified by the family;
• transaction readiness, implementation support, completion and handover.

Property assessment — not property finding

Cairnmor may help the family apply its agreed assessment framework to a limited number of serious properties the family has identified. Cairnmor does not search for or source properties, introduce sellers, arrange viewings, negotiate price, make offers or act as an estate agent, property finder or buying agent.

Client and professional boundaries

Cairnmor normally acts for the family member(s) providing the financial support; other family members may participate but are not thereby separate Cairnmor clients. Cairnmor does not replace solicitors, authorised mortgage professionals, tax advisers, surveyors or other regulated specialists.

Fee — £10,000 + VAT

Standard payment schedule: £5,000 on instruction; £2,500 on continuation after the Stage 2 mutual-fit review; £2,500 at substantive Stage 6 commencement (or the contractual timing trigger if earlier). For an eligible client who has completed the £1,500 Decision Review, £1,000 is credited against Instalment 1, reducing it to £4,000 + VAT. The Review and Purchase Consultancy remain separate services.

Scope boundary

One family; one intended owner-occupied UK purchase; one active transaction at a time; standard duration up to nine months. A limited reset may be included if a purchase falls away, but a fully supported replacement transaction is not automatically included and may require a separately agreed fixed fee.
